They can be a great starting point to give you an idea of how much you can get for your home and figure out what repairs or improvements you might need to get started on. However, they shouldn’t be used in place of a professional.

SHOULD YOU USE ZILLOW ZESTIMATE?

Unfortunately, it’s a fact that Zillow Zestimate is highly inaccurate and outdated when trying to find out how much your home is worth. In fact, their calculations can usually be off by as much as 10 to 20 percent.

The accuracy of Zestimate depends on the data of specific areas and locations. It can work well on properties listed on the MLS because the price is already visible.

However, they’re not accurate when it comes to off-market homes. Zillow Zestimate also doesn’t consider recent upgrades or structural improvements made to your home. It’s impossible for the algorithm to tell whether the home is furnished or unfurnished, or if you’ve recently added new appliances, updated the roofing or flooring, or just added a fresh coat of paint.

As a result, Zillow’s home evaluation probably won’t reflect the actual value of your home. The same generally holds true for other online home evaluation tools and services.
